During the construction phase of the works various matters can arise that is some way alter either the cost, programme, or quality of the works (often a combination of more than one factor).

The timely, methodical and detailed monitoring and reporting of all potential and realised costs in relation to a project is key in enabling timely decisions to be made by all parties to minimise any impact, or maximise any benefit, to the project.

Cash flow is often key in the successful running of a company or individual project; this is especially true if the project relies on obtaining incremental finance.

Hookway is able to provide estimated cash flows for all types of construction projects to help ensure that potential expenditures and incomes can be successfully planned and managed. Once works are underway the cash flow can be updated and monitored throughout the duration to track the actual costs and revise the future estimates for improved financial control.

Hookway has detailed processes and fully experienced surveyors in place to ensure that all parties are kept fully informed of any issues to enable best value to be obtained at all times. Whilst our various standard reporting methods are useful they are not set in stone and can be adapted to individual client requirements.

Whole life costing involves calculating the lowest cost options for the entire commercial life of a building or individual component/element to include construction capital costs, maintenance costs, running costs and also possibly demolition costs.

Understanding the Whole life cycle costs helps our clients make well informed design decisions, and to select the most suitable building materials, components or elements and thus obtain more sustainable facilities.

In addition to a planned preventative maintenance programme expenditure on maintenance, lost time due to breakdowns and associated costs can be minimised; saving money in the long-term.

Examples of some items that can be reviewed include:-

Is it best to build a new facility, buy an existing one or refurbish a building already owned?
Is a single ply roof covering better value overall than a traditional felt roof covering?
Do aluminium or timber windows offer the best solution for a particular building?
Do sustainable technologies offer best value on a particular proposed building?

Testimonial

“Our old sports hall has now been transformed into a multi-purpose performance space with a professional stage lighting and sound rig. What a transformation! Tom Bishop from Hookway listened very carefully to our requirements and then went about designing the new Norton Hill Arts Theatre. With cherry panelling and sound absorbent materials the main room has amazing acoustics, perfect for concerts and performances alike.”

“Tom Bishop led us through the two-year process with a calm and professional demeanour. His contribution to the project was central to the completion of the building on-time (during the pandemic) and the design outcomes have suited our teaching and performance needs completely. A highly successful design and architectural project.”

“Hookway worked in close partnership with us and carefully managed a range of trades and contractors. Greg Smith, Hookway’s Surveyor, met with my team regularly and always acted upon any feedback shared; he cared passionately about the quality of the work and made sure that it was completed to an excellent standard.’”
